An Energy Performance Certificate (EPC) is required before you can rent out or sell a property in the UK. EPCs are rated from A to G. For renting there is currently a minimum requirement (MEES legislation) for an E rated EPC. In the future the rating requirements are expected to rise, and more and more banks are starting to issue green mortgages for properties that meet high standards.
What is the process?
When you instruct me to do an EPC, I visit the property to gather data, model the building and produce a draft EPC report. This will show the current rating, and if all is ok it can be registered on the national database, where it becomes a legal document.
If the rating is too low, I can look at what is affecting the rating and how to improve it.
In many cases this is to find the most practical and cost effective way to improve the rating. It could also be to look at your ideas for improving the property and how they improve the rating.
My Prices
Domestic EPCs
Prices start at £88 for 2-3 bed house. For larger more complex houses (extensions) I charge a small surplus.
You can get a residential EPC online for less but it will be registered and sent to you ‘as is’ whatever the rating. What if you want to discuss the rating and make low cost changes? For a certificate that lasts 10 years you may well want more control for not much more cost….
Commercial EPCs
Prices start at £135 for up to 100m² After that it’s based on floor area (ft²/m²).
However larger buildings with a simple layout - like open space offices and warehouses - do not need to be priced by floor area. It just needs making clear what they are. Also if clear floorplans are provided then I can also keep the cost down for that as it reduces time on-site. I will always quote a fair and competitive price. It always helps to talk through the building first for this reason.

An EPC from me comes with some common sense feedback and suggestions. If I need to spend more time looking at solutions for you then we can discuss this and agree outcomes and cost. Ultimately I want to help you get the rating you want for the least cost.
